We manage some of the areas most desirable rentals. Our progressive staff understands that consistently working to improve the quality of service and attention to detail are the best ways to provide comfortable communities for the people who have chosen our rentals. Our tenants feel comfortable knowing that 24 hours a day, 7 days a week they will be able to reach a qualified employee.
Our main ways of communication is through your portal or email. This way both parties have everything in writing. If in the event of an emergency, you can call or text the property manager at (254)718-3421. For a true emergency, call 911 then the property manager. Online payments are available through your portal. We count rent as paid the day you make the payment, not the day the funds pull from your account (if using an e-check). Do NOT use a savings account to make the payment, it will bounce/not process and come back as returned, resulting in a $75 NSF (non sufficient funds) charge. All work orders will also be submitted through the tenant portal, even emergencies. All health and safety issues will be addressed diligently, anything cometic will be a case-by-case basis. Please keep in mind that we hire third party vendors and do not have an in-house maintenance team. We do quarterly inspections, to ensure there is no health or safety issues. All pets MUST be secured at the time of inspection. We can schedule the inspection with you, however you are not required to be present. We will contact you through email and your portal for scheduling. Inspections are not based on when you moved in. If the inspection is missed, there is a $50 re-inspection fee. Photos are taken at the time of inspection.
